4002 Park Boulevard is a 21-storey mixed-use tower in San Diego’s University Heights neighborhood. Designed by MVE + Partners, the project introduces approximately 205,000 SF of residential and amenity space with five levels of above-grade parking totalling more than 40,000 SF and is efficiently integrated into the tower’s podium. A concrete raft foundation doubles as the first-floor level, creating a robust structural base with an active street presence.

The tower offers a suite of amenities that distinguish it within the local market including a level six amenity deck and a rooftop area which hosts a pool and cold-plunge area. Structural efficiency is a defining feature of the design. Post-tensioned slabs maximize the usable and sellable floor area, while early collaboration with the client the City of San Diego allowed our team to apply provisions from the forthcoming ACI 318-25 code which enabled reductions in wall thicknesses that improved the overall building efficiency without compromising performance.

Upon completion, 4002 Park Boulevard will be one of the tallest towers in the Hillcrest and University Heights area.
