Mirvish Village is located in the heart of Toronto, ON. The development offers a blend of rental housing, boutique retail spaces, accessible public park and commercial areas. Situated in Toronto’s Bloor and Bathurst neighborhood, Mirvish Village occupies the historic grounds once housing the iconic Honest Ed’s store.
At the heart of this project are towers rising to heights of 13, 18, 24, 25, and 26-storeys, contributing several hundred new rental apartments to the landscape. Complementing these towering structures is Markham Street, a pedestrian-centric thoroughfare on the western edge of the development. Here, a blend of inviting retail spaces and public amenities, set within low-rise architecture, integrates with the surrounding community fabric. Central to the project’s narrative is the preservation of 18 historic houses and the retention of 2 historical façades, a testament to the commitment to honouring the site’s heritage.
The project’s design was not without its challenges, chief among them being the preservation of numerous heritage structures. To address this, meticulous planning saw the excavation and construction of the five (5) new towers and a four-level subterranean garage around and abutting the heritage houses. Heritage houses were underpinned with added basement extensions linking to the new garage structure. This strategic approach fostered a cohesive precinct, promoting vibrant commercial and retail opportunities while enhancing pedestrian flow and access. Additionally, the project was faced with the obstacle of a high-water table over the footprint of the site. To address this, the project utilized deep cut-off shoring walls, socketed into lower impervious strata. This not only facilitated construction excavation works, but also serves as a long-term water management solution, ensuring the development’s resilience.
Mirvish Village is poised to set new benchmarks in sustainability within the City of Toronto, with ambitious targets aimed at reducing greenhouse gas emissions by 50%. Designed to achieve LEED Platinum Neighbourhood and TGS Tier II standards, this development stands as a beacon of environmental stewardship and forward-thinking urban planning.
