King George Hub

King George Hub is a landmark mixed-use development that further transforms the rapidly evolving downtown core of BC. The development is a vibrant hub of pedestrian activity, supported by walkable retail spaces, offices, nearby residents, and a public gathering space for the local community. Located directly adjacent to the Expo Line’s King George SkyTrain station, the development will provide 760,000 SF of LEED Gold, transit-oriented office and retail space, and over 1.2 million SF of residential space. All phases of the project will be connected around pedestrian-friendly plazas leading to the SkyTrain station and will be connected through a 3 level below grade parkade.

PHASE A: 

Coast Capital Savings Credit Union’s Help Headquarters was built in Phase A, with a non-traditional, open, and collaborative design. The building includes an Aperio-style branch, a day care, ample parking, and a fitness facility for employees. The development features an active pedestrian zone and a space where transit, public, and Coast Capital Community plazas meet.

PHASE B: 

Phase B is a mixed-use development consisting of two residential towers stretching to 39 and 28-storeys with multi-storey retail and entertainment space, plus one 15-storey office tower, as well as a one-storey retail building with a design area of 1,424,000 SF.

Designed and delivered under an accelerated fast-track schedule, Phase B presented unique structural challenges. Design work progressed in tandem with construction, requiring adaptability to late-stage changes, including the integration of a significant architectural canopy after below-grade construction had already been completed. This canopy imposed substantial additional lads beyond the capacity of the existing structure.

To meet this challenge, our team worked in close, continuous collaboration with the client, consultants, and trades, increasing the frequency of communication and coordination meetings to support real-time design decisions. Innovative solutions, such as including the use of fibre reinforced polymer (FRP) were implemented to strengthen the existing concrete supports and accommodate the canopy’s demands without compromising the construction timeline.

PHASE C: 

Phase C of the King George Hub is a 34-storey mixed-use rental tower known as The Line, plus 3 levels of below grade parking consisting of a design area of approximately 423,000 SF.

PHASE D: 

Referred to as Plaza One and Plaza Two, King George Hub Phase D has two condo towers, with commercial areas at grade. Plaza One is a 41-storey tower, and Plaza Two is a 44-storey condo tower. The two towers share 5 levels of below grade parking, and the total design area encompasses approximately 1,088,000 SF.

PHASE E: 

Tether is the final tower in the King George Hub masterplan and consists of a 41-storey tower with approximately 436,000 SF with 4 levels of below grade parking.
